Race to Reduce Tenant Toolkit

People Power Challenge. This year-long, no-cost challenge is designed to engage your employees around sustainability and encourage staff to generate ways to improve your company’s environmental performance and reduce its costs. Partners in Project Green provides a range of employee engagement tools, education materials and online reporting templates that make it easy for companies to generate ideas and start saving. REALpac Energy Benchmarking Survey.  Compares building energy data to a national 2010 baseline. The Race to Reduce is supporting the Real Property Association of Canada (REALpac) in its Normalized Energy Benchmarking Survey, which allows participants to submit their building data and benchmark their energy performance against a national baseline. The Race to Reduce uses this survey to measure progress towards the four-year reduction goal, as well as for the annual awards. For further information, visit the REALpac website.

GREEN UP Program.  Provides tools, performance standards and resources to help building owners and operators understand, measure and compare the on-going performance of their building portfolio.  For more information about GREEN UP, please contact Monique at GREENUP@cagbc.org

Energy Star Portfolio Manager (U.S. Environmental Protection Agency’s database of US and Canadian buildings).  This interactive energy management tool allows building owners and operators to track and assess energy and water consumption across your entire portfolio of buildings in a secure online environment. It can help set investment priorities, identify under-performing buildings, verify efficiency improvements, and receive EPA recognition for superior energy performance.  Click here for more information.

BOMA BESt Energy and Environmental Report (BBEER).   This annual report evaluates the energy and environmental performance of office buildings certified BOMA BESt Levels 2 to 4 for a designated period.  The period of June 1, 2009 to June 30, 2010 is now available.  Compare the performance of your building to the BOMA Canada BESt data set.

NATURAL GASEnergy Compass: Portfolio Benchmarking.  A customized benchmarking service designed to identify opportunities to improve natural gas efficiency in commercial buildings.  Some services benefits include the development of a natural gas energy plan for building portfolios (upon qualification), identification of the worst performing buildings in a portfolio, connection to Enbridge business partners to assist with energy efficiency implementation, training subsidy (upon qualification). Electricity

Demand Response Voluntary DR1 Program.  Suitable for general service rate customers in Ontario who have an interval meter and a yearly peak demand of at least 50 kW.  When you receive an activation notice, you decide whether to contribute to reducing your load or not.  When you do participate, you earn monthly payments for your contribution. Demand Response Contractual DR3 Program.  With the Demand Response Contractual DR3 program, you can earn higher incentive rates in return for your firm commitment to take part in activation notice  For more information, including eligibility requirements, Click here for details. Small Business Lighting Program.  Suitable for owners and tenants with a general service account of less than 50kW.  This conservation program offers businesses up to $1,000 in free, energy-efficient upgrades.  The program also offers a free assessment to identify possible energy savings. Audit Funding.  Suitable for private and public sector customers through local LDCs, Better Building Partnership (public sector), and energy consultants.  Up to $25,000 is available in audit funding.  The Audit Funding incentive is intended to cover up to 50% of the cost of an energy audit.  Click here for program details.  Click here for your local LDC.

Retrofit Program.  Suitable for business owners finding capital costs to be the primary barrier to investing and participating in a retrofit project.  The Retrofit Program’s incentives make it possible for you to replace and install newer, more energy efficient technologies to help improve the efficiency of your operational procedures and processes.  Click here for details. Existing Building Commissioning.  Suitable for owners or lessees of Chilled Water Systems located in commercial, institutional and multi-family buildings seeking to improve energy performance. 
Air conditioning can be costly to operate and maintain, particularly if you have a large Chilled Water System. High Performance New Construction Program.  Suitable for building owners and architects planning for new construction and major renovations.  This program provides design assistance and substantial financial incentives for building owners and architects who exceed the electricity efficiency specified in the Ontario Building Code. Process and Systems Upgrade Program.  The Process and Systems upgrade program offers the support and capital incentives you need including:  capital incentives, embedded energy manager, funding for engineering studies, meter lending library, and monitoring and targeting.  That includes up to 70% of the cost of upgrading your key systems.  For more information, including eligibility requirements, Click here for details. Enbridge Commercial Energy Efficiency Programs and Incentives

Capital Improvements  are available to Enbridge customers for existing buildings.  One time retrofit incentives are calculated on projected natural gas savings using the following rate $.10/m³ saved up to $100,000 limit.  Click here for details or contact Rob Kennedy, 416-498-3850.

Run It Right Program.  Suitable for large volume customers of Enbridge who are considering Operational Improvements.  This innovative service has been exclusively designed for large volume customers (upon qualification).  It will help Enbridge customers identify and implement low cost/no cost operational improvements in their building(s).  Click here for details or contact Rob Kennedy, 416-498-3850.

Union Gas Incentives for Office Buildings

Equipment Incentives. Available on space heating, water heating and cooking equipment. Incentives are based on the installation of eligible equipment by Union Gas customers. Click here for more information.

Runsmart Building Optimization.  Eligible for office buildings that consume over 200,000 m3 of natural gas annually, have natural gas heating, and have been in use for at least five years but not recommissioned in the last five years. This program offers an incentive to Union Gas customers on natural gas savings realized through low cost, or no cost operation and maintenance improvements. The incentive is based on actual natural gas savings, at the rate of $0.10 cents per m3. Click here for more information.

Union Gas Account Management Tools

MyAccount is Union Gas’ online account management tool. MyAccount enables customers to access their account, usage data, billing information and transact with Union Gas online. Access two years of usage, and consumption data for view, print or download. Understanding your energy consumption and accessing your data is the first step to energy management. Energy Savings Purchase Agreement (ESPA).   Suitable for commercial office building energy retrofit initiatives involving a transaction value of $50,000 to $1 million.  The Toronto Atmospheric Fund, an arm’s length agency of the City of Toronto, is now offering 100% project financing for energy efficiency and / or renewable energy projects in commercial office buildings through a pre-purchase of cost savings.  Click here for details.

New insurance product backstops building efficiency improvements.  Canadian building owners can now undertake retrofits to improve their building’s energy efficiency knowing that energy cost savings are guaranteed, thanks to the introduction of an innovative new “Energy Savings Warranty” insurance product.  Click here for details.
